Beware of Late Night Real Estate Investing Infomercials

I am a night owl and tend to stay up very late. Every once in a while I watch some late-night TV and many of the infomercials for real estate courses are completely shocking to me.

Come on guys, do you really think you can make a million dollars a year with no work, no money, no credit, and no risk? Give me a break!

Can you make a million dollars a year investing in real estate? Probably. I haven’t… yet.

Can you do it without work? No.

Can you do it without money? Yes, but you have to be creative. You must work with partners who have money or credit, or you must have credit yourself. Or you need to find a seller motivated enough to offer some form of owner financing.

Can you do it without credit? Yes, but again, you may need to get creative or use partners. Or both.

Can you do it without risk? Well maybe. There is risk in everything, but you can significantly limit your risk by either sharing it or assigning it entirely to someone else. For example, if you have an option on a property, you are putting the risk on the seller. If you brought a money partner, they are assuming some or all of the risk.

So, before you get too excited about making three easy payments of $49 plus $19 shipping and handling, keep in mind that while you can make money in real estate like I and hundreds of other thousands more over the years, requires hard work. determination and realistic expectations.
